Job Title: Property Manager (Part-Time, approximately 24 hours a week, $45k salary. Our work model can be hybrid, but we expect our manager to keep some regular office hours.)
Organization Overview: Merriam Village is an apartment community for seniors of modest means, located on a beautifully landscaped site within a 15-acre wooded lot bordering 150 acres of conservation land in Weston, MA. All apartments are designed for independent living. Merriam Village is owned and operated by Weston Community Housing, Inc., a private, nonprofit corporation, in cooperation with the Town of Weston. The corporation is self-sustaining, with rent being the minimum amount needed to cover expenses.
Position Overview: The Property Manager will oversee daily operations, tenant relations, and some financial tasks, ensuring the property's integrity and upkeep.
Location: Weston, MA
Responsibilities included but not limited to:
Tenant Relations and Leasing:
● Handle inquiries, show apartments, manage applications and leases and manage the wait-list. (We have a waitlist which eliminates the need for marketing.)
● Communicate rules and policies to tenants. Investigate and resolve tenant concerns.
Property Maintenance and Management:
● Oversee routine property maintenance tasks (landscaping, snow removal, trash service, annual painting, elevator maintenance, alarm servicing, plumbers, electricians, etc.).
● Assist in the management of larger capital projects such as ongoing bathroom and kitchen renovations, repairs and upgrades to the property.
● Coordinate turnovers and arrange inspections.
● Be available for emergencies and unforeseen situations.
Financial Management:
● Handle banking, accounts payable and receivable, payroll coordination and assist in budgeting.
Administrative and Board Interaction:
● Support and communicate with the Board of Directors, organize and attend meetings.
Qualifications and Requirements:
● Experience in property management.
● Strong organizational, communication, and interpersonal skills.
● Ability to multi-task in a part-time, 24 hours a week position.(hours are flexible)
● Availability for emergency situations.
Interested candidates should possess a blend of experience in property maintenance and management and have excellent interpersonal skills and financial ability.
